Planning Commission OKs Gravois Housing Development

The planning commission did tell developers to widen Musick Road to alleviate traffic and to build a walking trail through to Grant's Trail.

The St. Louis County Planning Commission unanimously approved a plan to bring 124 single-family homes to Affton at their meeting Monday.

McBride Berra LLC is planning a 52-acre development with new mid- to high-priced single-family homes at Gravois Road and Musick Road. St. Louis County Council will now have final say in whether the development gets approval.

At a public hearing last month, neighbors raised concerns about the increased traffic a new development would bring. In response, the commission included a condition that Musick Road be widened into a right-of-way including a center turn lane lining the development. Musick Road would then narrow back to two lanes as it continued north to Gravois Road.

The commission also asked the developers to build a pedestrian path through the subdivision from Musick Road to Grant’s Trail, which runs to the east.

Finding a way to get pedestrians over the creek blocking the development from the trail will be a challenge, but Glenn Powers, director of planning for St. Louis County, said he hoped developers would find a solution.

“We want them to attempt to design a solution here,” Powers said. “Grant’s Trail is a huge amenity to any property that is in the area.”

The proposed development is surrounded by Grant's Farm to the north, Gravois Creek and Cor Jesu Academy to the east, the Clydesdale Estates and Tara neighborhoods to the south and the Bridewood Estates and Sunset Hills Estates subdivisions to the west.
